HOUSE
The hall has an oak floor, stucco walls and a stucco ceiling with mouldings and recessed lighting. An updated meter cupboard (2019) is located in the hall. A fixed, wooden staircase provides
access to the 1st floor from the hall.
The living room has oak flooring, stucco walls and a stucco ceiling with mouldings and recessed LED lighting. There is also air conditioning. Several large windows in the front and side wall of the house provide plenty of light.
The L-shaped living kitchen, extended over the entire width of the house, has a tiled floor with underfloor heating, stucco walls and a stucco ceiling with recessed LED lighting.
The very complete and luxurious kitchen is equipped with a granite worktop, a sink, gas hob, wide oven, combination oven, dishwasher, American fridge, design radiator and plenty of storage space through the many drawers.

EQUESTRIAN ACCOMMODATION
Horse stable I (approx. 47x11 m):
The horse stable is located directly behind the house and constructed of masonry. The roof is covered with asbestos-free corrugated sheeting.
The stable is equipped with 14 horse stalls, 3 washing areas and 3 grooming areas, a tack room. The stalls are finished with partly bamboo, partly galvanised front and partition walls, sliding doors and the rear walls are covered with rubber.
The washing and grooming areas are finished with a rubber floor and the rear walls are partially covered with rubber. The washing areas are equipped with hot and cold water. Also located next to the washing and polishing areas are a storage room and a laundry room, which is equipped with a 50 ampere connection for the industrial washing machines.
The corridor from the stables to the indoor arena is fitted with new cupboards that provide plenty of storage space for blankets and saddle cloths, for example.
The tack room has tiled flooring, a sink and cupboard space. A sliding door in the side wall provides access to the yard from the stable area. In addition, a corridor from the stable provides access to the riding hall with adjacent reception and office area.
There is also a toilet room and a 2nd reception/office area situated in the corridor, which is currently used by the grooms. This 2nd reception/office area is equipped with a wall-mounted kitchen unit.
The fully tiled toilet room is equipped with a toilet and double washbasin.
The beautifully finished and insulated reception area with adjoining office space has a wood-look tiled floor with partial underfloor heating. This room has air conditioning. Two renovated large windows offer direct views of the indoor arena. The reception area has a kitchen unit with dishwasher, sink and fridge. Next to the kitchen is also a large window with doors opening onto the adjoining terrace. As a result, the room enjoys pleasant light as well as a pleasant connection to the surrounding countryside.
There is also a nice bar arrangement. The office space is accessible from the reception area through French doors.
Riding hall (approx. 21 x 45 metres):
The riding hall is constructed of steel trusses, sheet piling walls and the roof is covered with asbestos-free corrugated sheets, which are partly translucent. The riding hall was built in 2000 and modernised several times. The walls of the hall are insulated.
The indoor arena (approx. 21 x 45 metres) is equipped with an ebb and flow floor (Wijlaars, approx. December 2019) with a new wooden arena edge. Large sliding doors in the side wall provide access to the yard.
On the right side of the riding hall, a hangout was built in 2011, constructed with steel trusses and fitted with an asbestos-free corrugated iron roof. This shed (approx. 6 x 25 metres) is ideal for stabling and storing hay and straw. It has a paved floor and lighting.
Horse Stable II (approx. 46 x 11 metres):
The detached, 2nd horse stable is constructed of masonry and the roof is covered with sheet piling and fitted with a wide skylight in the ridge.
Opening wooden doors in the front facade provide access to the front part of the stable.
This section is equipped with 7 horse stalls. These horse boxes (approx. 3.5 x 3.5 metres), are all equipped with partly bamboo and partly galvanised front and partition walls, sliding doors and the rear walls are covered with rubber. The tack room is finished with a tiled floor, stucco walls, a stucco ceiling and fixed cupboard space. At the rear of the stalls is a storage area, which is accessible from the yard through French doors in the side wall. The storage area is finished with a concrete floor.
The second stable section contains 14 horse boxes, 2 saddle rooms and 2 washing and grooming areas. The horse stalls are all equipped with partly bamboo and partly galvanised front and partition walls, sliding doors and the rear walls are covered with rubber.
The washing and grooming areas have a rubber floor and partly tiled and partly rubber walls. There is also a separate energy-efficient boiler here.
This stable area is accessible from the yard via large wooden sliding doors in the rear wall and a wicket door in the side wall.
Saddle rooms I and II are finished with a tiled floor, stucco walls and an insulated roof. These tack rooms contain a kitchenette with a sink and cupboards.
Horse Stable III (approx. (18 x 9 metres): The 3rd horse stable is located behind the outdoor arena and constructed of timber-frame construction and a corrugated iron roof.
There are 12 stalls, approx. 3 x 3 metres, situated with fitted partly bamboo and partly galvanised walls with sliding doors. Electricity is also available.
OTHER FACILITIES
Outdoor arena:
The generous outdoor arena is equipped with an ebb and flow soil and a sprinkler system. A wooden summerhouse with terrace is located on the long side of the arena. The outdoor arena is linked to the galloping track.
A wooden canopy is located on the left side of the outdoor arena. The fridge and coffee machine allow you to enjoy the fantastic view of the outdoor arena while enjoying a drink.
Manure slab:
The manure slab is located at the rear of the property. It is constructed of stackable concrete lego blocks and a concrete floor (ca. 2019). The 2-part manure slab allows straw and shavings to be separated.
Sprinkler pit:
Located next to the manure slab is a sprinkler well (ca. 2008) with a well pump for sprinkling the outdoor facilities (and formerly the riding hall).
Pastures:
The pastures are fenced with wooden posts and electric fence. The meadows are divided into 8 parts. Some of these are separated by a centre aisle.
Paddocks:
Part of the meadows are set up as paddocks (approx. 25 x 40 metres), which are fenced with wood and electric fence wire.
Galloping track:
The galloping arena, accessible from the generous outdoor arena and the yard, is laid out around the pastures.
